Sandycove Avenue East

This project was for the conservation and restoration of an existing mid nineteenth century villa in Sandycove county Dublin. The project involved the complete refurbishment of the property.

 

At the outset of the project, existing concrete floor slabs at lower ground floor level were removed and replaced with new floor slab including installation of insulation and damp proof membrane.

poorly installed cement renders were replaced with breathable lime based renders.
Calistherm boards were used internally to increase thermal resistance where possible without compromising internal features.

The existing sash windows and shutter boxes were refurbished and redecorated to be fully functioning.

Two bore holes were installed in the garden connected to a heat pump thereby significantly reducing the running cost of this period house.

A small extension was designed adjacent to the rear return accommodating a new kitchen dining space, which fully connects to the private rear garden.

Using the SEAI DEAP software, the energy rating of this period house went from an E rating to a B rating, a remarkable result given the building fabric of the house.
